This CORMS concept has been used successfully implemented within the petro-chemical; manufacturing and marine industries for many years and property management companies are waking up to the fact that it should be the preferred way forward.

The basis of the strategy is to deliver quality at two levels:

The strategy to applying condition based maintenance to the Facility Management environment has proven sound and financially viable. Cost benefits are realised by reducing the requirement for specialist sub-contractor and a moving towards supporting the site via mobile labour only.

It is hoped that the long term view for building design will be directly influenced by the increased use of CORMS and knowledge based maintenance to provide low cost design based on reliability and expectation, the requirement for additional standby plant can be challenged, therefore reducing installation and running costs.

Some services that have no direct impact to the successful operation of the building, or duplicated operation, may be identified to run to destruction, this is usually when the cost of installing CORMS is prohibitive when weighed against the cost of a direct component replacement and impact to the service.
